One of the most iconic party spots of the past few decades is now up for sale, as Hugh Hefner’s $200 million Playboy Mansion is on the market. There’s one catch — Hef has to stay.

It sits on five acres in the Holmby Hills of Los Angeles. The home is 20,000 square feet with 29 rooms and a guesthouse that sports four bedrooms. The next owner will own the home theater, gym, tennis court, and swimming pool, and the mansion even has its own zoo license. The home was originally purchased in 1971 for just over $1 million by Hefner, who will only sell the mansion if he’s allowed to live there until he dies — an arrangement unheard of in the housing market.
